Double Glazed Upgrade
- Manufacture new sashes to match existing from solid redwood timber
- Fit energy eﬃcient double glazed units - argon gas ﬁlled, low e glass, warm edge spacer bars
- Toughened glass to be ﬁtted on lower sashes when below 800mm from ground
- Existing case to be retained and renovated
- Rake out existing pointing, foam up voids and renew sand mastic
- Face putty ﬁnish externally on sashes
- Astrigalled windows manufactured with through astragals and individual double glazed units
- Astrigals custom run to match existing proﬁles to comply with local authority and historic Scotland guidelines
- Supply and ﬁt all new high speciﬁcation ironmongery from ESC Brass
- Ironmongery is available in Polished Brass, Polished Chrome and Satin Chrome ﬁnishes
Refurbishment
- Remove top and bottom sashes from case.
- Remove all old ironmongery and fittings.
- Rake out existing pointing, foam up voids and renew sand mastic.
- Remove pockets and weights from box and set aside for re-use.
- Remove excess paint from case.
- Inspect case for rot and make repairs as required.
- Inspect cills for rot and replace if required.
- Sand faces of upper and lower sashes.
- Replace missing or loose putty.
- Remove old pulley wheels and fit new solid brass, ball race pulley wheels.
- Weigh sashes and add weight as required.
- Refit top sash, re-rope and refit pockets.
- Fit lower sash and re-rope.
- Fit new solid brass brighton fastener, sash eye and brass sash lifts.
Complete Replacements
- Manufacture complete new sash and case window to match existing from solid redwood timber.
- Fit double glazed units: energy efficient - argon gas filled, low e glass, warm edge spacer bars or float glass if single glazed.
- Toughened glass to be fitted on lower sashes if cill height is lower than 80cm from ground.
- Face putty finish externally on sashes.
- Astrigalled windows manufactured with through astrigals and individual double glazed units or individual glass panes.
- Astrigals custom run to match existing profiles to comply with local authority and historic Scotland guidelines.
- Supply and fit all new high specifcation ironmongery from ESC Brass.
- Ironmongery is available in Polished Brass, Polished Chrome and Satin Chrome finishes.
Painting
- Thoroughly prepare windows prior to painting.
- Knot seal as required.
- Apply primer coat to bare wood.
- Caulk seams and fill holes.
- Apply undercoat.
- White paint finish inside and out. Gloss externally and eggshell internally.
If you wish to have a different colour or a different finish on the windows, please inform office prior to works commencing via the confirmation form which you will be sent. If you wish a specific paint brand or colour please provide this for our painters. Some paint types, such as waterbased paints (farrow and ball), osmo, linseed oil paint and others which are much thinner, will require additional coats to achieve a good coverage so will increase the painting cost.

NB: Please ensure windows are moved daily after painting until the paint has fully cured.

Unless specifically mentioned the painting is just for the windows / doors and shutters and panelwork etc would normally be priced separately. Please contact the estimator if you are unsure
Draught Proofing
- Installation of draught-proofing (lower rate VAT)
- Remove parting beads and baton rods for disposal.
- Fit new parting beads with integral brush strips.
- Run groove into mid rail to allow weather pile to be fitted.
- Fit eke moulding with brush seal onto lower cill.
Shutter Refurbishment
- Remove shutters and inner leafs.
- Remove all old ironmongery.
- Remove excess paint from rebates.
- Lightly sand faces of shutters.
- Carry out remedial repairs as required.
- Re-hinge shutters with new butt hinges.
- Re-hang and adjust for best fit.
- Supply and fit Shutter Latch.
Please note that if shutters are twisted the refurbishment will not improve this.
Supply Only
- For full replacement sash and case windows – please note these are supplied dissembled and unroped for health and safety reasons and ease of transport.
- Weights will be supplied loose and will be a mix of cast iron and lead or provided in bar form for cutting on site.
- For supply only jobs, door ironmongery is not usually supplied unless specified with the exception of doorsets which would normally be supplied as a complete unit.
- Cleared payment is required before any goods will be released from the workshop.
- Products should be inspected prior to removal from workshop and any issues reported immediately.
- Painting works must be carried out within 28 days of installation of joinery products and care should be taken to lap the paint onto the glass by 1-2mm to ensure a seal against moisture ingress.
- In the event of a failed sealed unit, this must be returned to ESC for inspection and a replacement unit will be supplied FOC but this is supplied for installation by the installer and ESC will not take any liability for installation costs or redecoration costs associated to this work.
